You've got the leads. You've got the hustle. What you don't have is a system.

I build the machinery deal teams run on — lead pipelines, follow-up engines, deal tracking — so nothing leaks and no deal dies quietly.

Any of this sound familiar?

Your leads live in a notebook, a group chat, and your head. Follow-ups fall through the cracks. That's deals dying quietly — and you never even hear them go.

Your bird dogs text you parks with no numbers and no format. You spend hours sorting noise from deals instead of closing. They want to help — they just have nothing to work inside of.

Your last systems guy disappeared mid-build. He changed up his operation and left you hanging. Now you've got half a CRM and a login you don't use.

You're running a team off a Discord and a spreadsheet — and it's starting to leak. A TC here, an underwriter there, cold callers on a shared list. It works... until the day it doesn't.

Finding deals isn't your problem. Keeping them moving is.

The fix is a conveyor belt.

Lead comes in
Captured

Every lead gets captured. Every owner gets a follow-up. Every deal has a stage. Your whole operation on one board — who's warm, who's stalled, who's ready to sign. Nothing rides on memory.

What I build

Lead Pipelines

One place every lead lands — calls, texts, referrals, web. Stages, notes, next actions. Nothing slips.

Bird-Dog Submission Systems

Your dogs submit deals in a real format — numbers required, tiers built in. You review deals, not decipher texts.

Call & Follow-Up Tracking

Call lists, dispositions, callback reminders, warm lists. Your callers always know who's next and why.

Deal Boards & Underwriting Tools

Every deal staged from first call to close — with the numbers attached. Plus calculators built for parks, not houses.

Who's building it

John Payne

I'm John. I don't sell software I read about — I run these systems in my own RV park operation every day.

I'm an investor in this space — same community, same calls, same grind. I've built CRMs, lead pipelines, call tracking, and deal boards from scratch, and I run them live in my own park acquisition business. When I build yours, it's coming from someone who uses this machinery every day — not a developer guessing at what a deal team needs.

Before this I was a loan officer, then ran an SEO company, now software. I've been on both sides of the deal and both sides of the build.

John Payne on a call

Tell me how your operation runs right now.

Every operation works differently — so nothing here is off the shelf. You tell me how yours runs and where it hurts, and I build a system that fits the way you actually work.

No pitch deck. No contract-first. Just a conversation between two people in the same business.
